Anyone ever dealt with a 3-day notice to vacate?

So today’s the last day on my 3-day notice to vacate and the paper says 6:30pm. IDK what happens if I’m not out by then… like, will a sheriff actually show up? I haven’t been able to talk to the landlord and I’ve got kids with me, still trying to figure out where to go. Just wondering if anyone’s been through this before?

Nah, no court hearing or judge order that I know of. Just got the notice.

If there’s no court order, they can’t just send the sheriff to kick you out right away. That’s what a lawyer once told me.

Pretty sure sheriffs only come after a court signs off on it. Like, notice is just step 1. No judge, no sheriff… yet.

Exactly. The notice by itself isn’t the final say. They gotta take it to court before a sheriff gets involved.

Have you tried contacting legal aid or a tenant lawyer? Some do free consults online. Might help especially since you’ve got kids.

I was chatting with someone online earlier, they offered help through online chat. Sounded like a real lawyer, Jessica B or something.

Oh I think I’ve heard of her on those legal Q&A sites. Did she say anything useful?

She mostly asked if there was a court order yet and said the landlord can’t enforce without one.

It’s kinda like the first step. Basically says, ‘leave in 3 days or we’ll take it to court.’ Doesn’t mean the sheriff’s coming today lol.

That landlord sounds shady for not talking to you tho. You’ve got kids, they should at least give you some time or info.

Yeah, they won’t talk to me at all. Just dropped the notice and dipped.
