Can an Army wife get a VA loan if separated from her husband?

Hey everyone, I have a quick question… if an Army wife is separated from her husband, can she still use a VA loan to buy a house? I heard it’s only for the servicemember, but I wanted to see if anyone has more info on this.

As far as I know, the VA loan is only available to the active servicemember. If they’re separated, she would likely need to go with a conventional loan instead. Kinda rough but that’s the rule.

Yeah, exactly. She can only qualify if they’re not separated and she’s applying alongside her spouse.

This is correct! VA loans are strictly for the servicemember unless the spouse is also a co-borrower. If they’re separated, VA doesn’t extend the benefit to just the spouse.

Yeah, a conventional loan would be the way to go here. She can still get good rates, just no VA benefits.

One thing she might want to check—if there’s a divorce down the line, it could get tricky with property ownership. Just something to keep in mind!

Basically, it’s just a regular mortgage that’s not tied to VA or other military benefits. Standard rates, down payments, etc.
