Landlord hasn't replied about my lease renewal, what now?

hey folks… i run a small cafe in SF and my lease is almost up. the lease says i need to let them know 6 months in advance if i wanna extend. which i did. now i’m just sitting here wondering… how long do they have to reply? like, can they just wait 2 months and then say no? has anyone else dealt with this kind of thing before?

i’ve been through something similar… there’s usually no legal deadline for them to respond unless it’s in the lease. did yours say anything about a response timeframe?

i was gonna ask the same — some leases lay that out, others are super vague. mine didn’t say anything and the landlord just ghosted me lol.

wait what happens if they just don’t reply at all? does that mean you’re outta luck?

pretty much yeah… if their consent is required and they don’t give it, then technically it won’t renew. kinda sucks but that’s how most leases are set up.

so you already gave notice 6 months ahead, right? that’s good. but yeah, they don’t legally HAVE to respond by a certain date unless it’s written in the lease.

same boat before. my landlord got back to me like 3 weeks before the lease ended. stress was unreal lol

does it matter if the lease is for a biz vs a home? just curious if commercial leases work different.

good q — commercial leases usually give landlords more power to say no without needing much reason. they’re less tenant-friendly tbh.

yep exactly. residential leases have more rules around renewals and notice periods. commercial’s a whole different beast.

yeah, like even if you say you wanna renew, the landlord still has to agree. if they don’t, then no renewal happens.

got it — makes sense now. thought it auto-renewed just by giving notice lol.

not a lawyer but i think unless your lease says the landlord has to reply in X days, they can just… not reply. and that’s kinda the reply. :grimacing:

or just unprofessional. either way, not great for tenants trying to plan ahead.
