Hey everyone, I recently had a tenant who just moved in call a Crisis Hotline saying she wanted to hurt herself. The Crisis team sent the police over to ask her some questions, but she said she was okay and didn’t want help. I’m kinda stuck on what I can and can’t do here… any advice?
Wow, that sounds intense. Legally, I think unless she’s breaking any terms of the lease, there’s not much you can do to force her out.

Yeah, that’s what I’m gathering too… as long as she sticks to the lease, she can stay. Just trying to keep it all calm here.

You can always decide not to renew when the lease is up though, right?

Exactly, planning to give her a 45-day notice before the lease ends just in case.

Good idea. I’ve actually looked into Hawaii Disability Legal Services to get a bit more info. Just in case, you know?

A bit, yeah. I have my own mental health stuff I manage, so I’m just trying to keep things chill.

Totally fair. You might also want to keep notes on interactions, just in case.
If she’s not paying rent or is actually violating the lease, then you can take action. Otherwise, I think you’re kind of stuck?

That’s what I’m seeing… as long as she pays and follows the lease, we’re here till it’s over.

Maybe give her written notices if she does cross any lines? That way it’s on record.
If she ever becomes abusive, make sure you contact the police. No need to handle that alone.
