So the guy who owned the property sold it like 3 months ago. I’m still living here and haven’t heard a thing from the new owner about moving out or anything. I haven’t been paying rent for the past 2 years, and there’s no lease or rental agreement either. The old owner even shut off the water back then to check for a leak. I’m 72 and retired from the Army National Guard, and I’ve been trying to find a new place, but nothing yet. Anyone know what my rights are or what might happen next?
If you haven’t gotten a written 30-day notice from the new owner, they legally can’t just kick you out. That’s usually step one.

So even if there’s no lease or rent being paid, they still gotta give 30 days?

Yeah, exactly. No lease just means you’re month-to-month, but they still need to give proper written notice.
Also, even after those 30 days, they can’t just toss you out. They gotta go to court first and get an eviction order. That takes time.

Yeah, it’s not instant. After the 30-day notice, the whole eviction process in court can take another month or so. Sheriff has to get involved at the end if it gets that far.

Lol yeah… it’s been a situation. Just trying to figure out how to land on my feet now.
FYI, even if the water’s been off, they still have to go through legal steps to remove you. It’s not like they can just show up one day and boot you.

Yeah, I thought maybe since utilities were off it would count as abandoned or something?

Nah, if you’re still there and it’s clear you haven’t abandoned it, they can’t just assume you left. That’d be illegal eviction.
Also depends on your state laws a bit too. Like, rules can vary depending on where you’re at. Might be worth looking into that specifically.
