Can L1 application show arrears mid-month if rent is due on the 1st?

Hey, I live in Ontario and I’m wondering if an L1 application can show rent arrears starting mid-month when rent is due on the 1st? For example, if the arrears period listed is from Jan 1, 2024, to Jan 15, 2025, does that sound valid under the Residential Tenancies Act? I’d love some clarity on this!

Yeah, that’s what I was thinking too. Like, can they even list a period ending in the middle of the month? :thinking:

I believe it has to reflect the actual rent due up to the filing date. If the period listed is off, it might get flagged.

IDK much about this, but if the application doesn’t match the lease terms, can you dispute it at the hearing?

Yes, that’s what I’m planning to do if it seems invalid. You can present evidence like payment history to back it up.

For sure! The LTB might dismiss or amend the application if the arrears period is inaccurate. Be prepared with your docs.

FYI, it’s part of Ontario’s Residential Tenancies Act. If you’ve missed rent, landlords can file this after giving notice.

Pretty sure the L1 has to be accurate about the arrears. If they include the wrong dates, it could mess up their case.

Exactly my concern. I’m just trying to make sure everything lines up before the hearing.

Good call. Double-check everything, especially if you’ve made partial payments—those need to be accounted for too.
