Can my landlord evict me with a 30-day no-cause notice if I have a lease?

Hey everyone, I need some advice about my landlord situation. I have an active lease in Nevada that runs until May 2025. I paid off the 7-day and 5-day notices from last month and had no communication from my landlord until late last night. They sent me a 30-day ‘no-cause’ eviction notice that expires on October 7. I was told by the Constables office that this notice isn’t enforceable as long as my lease is active and I met the conditions for the previous notices. Can my landlord still evict me using this 30-day notice? Any thoughts or advice would be much appreciated!

It sounds like your lease is solid until May 2025, so you should be fine. The no-cause notice only applies if your lease has expired or if you’re on a month-to-month agreement. You’ve got this.

That’s so frustrating when landlords don’t follow the law. Good on you for getting the advice from the Constables office. It sounds like you’re doing everything right!

If you get served with the 5-day unlawful detainer, definitely keep a record of everything and consult with a lawyer. I’ve heard of cases where landlords try this sort of thing, even when it’s not legal.

I’m not a legal expert, but from what I understand, Nevada law favors tenants when it comes to active leases. The 30-day notice shouldn’t be valid if you’re up-to-date and your lease is valid until 2025.

I had a similar situation with a landlord trying to use a 30-day notice. It’s definitely not enforceable if your lease is active. If they try anything, you can take it to small claims or get more advice from a lawyer.
