Can the park claim my mobile home if I fully own it?

I paid cash for my mobile home, so it’s fully paid off. The previous owner inherited it and didn’t have a lease with the trailer park, and now I don’t have a lease either. But the park’s saying I can’t move it and that I owe them for lot rent plus late fees from the previous tenant. No one’s even lived there for 4 months since they haven’t fixed the electrical box, so there’s no power. Can they even charge me for this? What should I do?

If the park hasn’t fixed the electric box, they can’t expect anyone to pay for a lot that’s unusable, right?

Exactly! It’s been empty for months because of that.

Have you tried asking them why they’re charging when there’s no power?

@Kerr
Yeah, they just say it’s ‘policy’ to charge rent, even though no one’s living there.

Wait, they’re asking you to pay old fees from the previous owner? That seems really off.

Yep, they’re trying to bill me for his unpaid fees too.

I’m pretty sure they can’t make you pay for someone else’s debt on the property.

That’s what I thought. Seems totally unfair.

Are you sure they can stop you from moving it if you own it outright? Might want to check local laws on that.

Good idea! I didn’t even think about local rules.

Yeah, if it’s yours, they might not have a say in where you move it.

Have you thought about getting a lawyer? They might help you sort this out.

I haven’t yet. Was hoping to avoid that, but it’s looking like I might need to.

Lawyers can sometimes make parks back off pretty quick. They know their rights better than most of us.

Have you tried reaching out to a local tenants’ rights group? They might have advice for mobile home owners too.

I haven’t, but that’s a good idea. Thanks!

They usually have a lot of info. They might even know the park’s reputation.
