So my tenants have been complaining about humidity in the unit. I already gave them an option to leave with a 30-day notice and even put an early termination clause in a new lease. Now they’re back, saying they want to stay but still complain about humidity. They even had two HVAC companies come in—one suggested a $15k replacement, the other a $6k dehumidifier install. Anyone got tips on how to respond? IDK if they’re trying to get me to pay for extra stuff.
Same thing happened to me! I sent my own HVAC guy to get a second opinion, just to be sure. Maybe that could help?

Yeah, I was thinking about getting another opinion. The current company says it’s fine, but IDK if tenants believe it.

Definitely get another quote. I found the company tenants hired suggested unnecessary stuff to up the cost.
If they’re already running dehumidifiers and keeping it below 60%, it sounds like it’s under control, right?

Yeah, they said it’s between 40-50% with their dehumidifiers on. EPA suggests 30-50%, so I think we’re good?

Yep, that’s within the range! There’s no law saying it HAS to be below 50%, so they might just be picky.
If they’re so unhappy, just remind them they have a 30-day notice option. You’ve been fair already!

Exactly! If they don’t like it, they can take the 30 days and find something that suits them better.
Humidity comes from leaks sometimes—did the HVAC guys check for that? Could save you from more complaints down the line.

Good point! I might have them check for any hidden leaks just in case.
