Tenant wants out of lease early, how do I respond?

The garage door motor also got replaced, and everything else was fixed too. They’ve been asking to leave early since they moved in, even though I’ve addressed everything. Any advice on how to respond legally? I’m thinking about offering them the option to sublet, but I’m not sure how to word it. Thoughts?
